How you need to give good ‘phone’ to succeed in Real Estate Investing!

I recently was approached by a person at the Enlightened Wealth Institute retreat who was ‘just getting’ started in real estate investing.   He was very excited and as well anyone should be as now is an incredible time with the tsunami of foreclosures happening in real estate and the need for more ‘creative real estate solutions’ to be offered to both homeowner and buyer!

One of the things that concerned me was his level of patience on the phone as I overheard him talking to a potential rent to own buyer….seriously, he spent over 15 minutes on the phone with this person before being able to come back and join our little ‘networking’ group having coffee before Robert Allen was to take the stage. 

Out of curiousity, I simply asked how it was going for him…his buyer list campaign and the phone calls coming in and asked if it ‘was working for him’?  He sheepishly answered that he is getting calls on his buyer | rent to own real estate ads, but he is getting frustrated with the amount of time he spends with each caller to find out after a good 15 minutes that the lead had absolutely no  money saved up to put down towards his lease option consideration or any sort of downpayment or ‘contingency’ fund if using a land trust to do your real estate deal (which I highly recommend as THE ONLY way to do creative real estate investing!).

I gave him a quick 7 minute lesson….and told him that he must only spend 3 minutes on a call to qualify the prospect as a good lead or bad lead.  Here are the exact steps I told him to do in order to give “Good Phone“:

1. Go out and buy a ‘timer’ and set it to 3 minutes so that when a call comes in from a prospect, he can start the timer and make that his goal to qualify the prospect after only 3 minutes!

2. Create a script for himself to follow to ’stay in control’ of the conversation…as I overheard him speaking to that one buyer, he was simply ‘too nice’ and in real estate investing - you have to run your real estate investing like a business and their is no time to chit chat as ‘voice air’ won’t fill up your bank account!

3.  Project confidence on the phone and make sure his ’system’ was in place to get that callers phone number if he forgets to ask for it.  Use a system like PBNext that even if you forward it to your cell phone, you have an online record of every call that came in…believe me, that has happened to me where I forgot to ask for the phone number AFTER I qualified the rent to own candidate as having $10,000 to put down and $2,000 a month she could afford in rent payments…aaghhh..you know how much I was thankful for a very inexpensive ‘VIRTUAL Real estate marketing solution - PB Next’!

4. Direct them to a website so they can see the properties you have available online and fill out a form….ah hah - KA CHING - you get them into your autoresponder that builds your buyers list like you’ve never seen before!

5.  Create a sense of urgency wiith the prospect, saying you have 42 other prospective buyers to call back….it’s all in the script!

6.  The above tactics my friend, will save you a ton of time and get you a much better return on your time investment in your real estate business!

7.  Once you feel you’ve mastered the above…then find yourself a virtual marketing assistant to do the above, test out a few services like PatLive or hiring your own via the web.

We ran back to the enlightened wealth institute retreat Las Vegas conference to hear Robert Allen speak and the ‘new real estate investor’ profusely thanked me and mentioned he will drop me a nice gift from his extra profits he’ll make from the tips I gave him and especially the script…it was something he was struggling with and he had an ‘ah hah’ moment by that simple networking conversation.
